January is always a great time to reflect on the previous 12 months and there is no better way to kick-start the year ahead than to reflect on some of the biggest highlights from 2013.
Rob Kennedy, Director of Philip James Kennedy, gives us his insights and observations about the property market in Didsbury last year and more importantly what is in store for 2014.

“Personally 2013 has probably been our most exciting sales year . The team sold Didsbury’s most expensive property to date for well over £2m, we have also recently been instructed on a plot of land in Didsbury Village with full planning permission for a mansion with a £1m+ price tag. In 2013 we blew all previous sales targets completely out of the water.”

What’s really in store for 2014?
“Nationwide recently reported that property prices in Manchester have risen by more than 20% beating places like London & Brighton by a huge margin. I am more than optimistic that the market will continue to be strong this year too.”
“Didsbury now has the Metrolink on its doorstep and has also experienced the biggest baby boom since 1972. This has led to a huge pent up demand of local buyers registering on our books over the last 3 months. It’s been eye-opening to say the least. There is an acute shortage of stock in general. Some of our £750,000+ properties have been going to multiple bids. This in turn is having a bottle-neck effect on the family homes at around the £500,000 level as people are choosing to stay put. The Victorian terraces continue to sell at record levels. There’s a finite stock available and they always seem to retain their value.”

“What is really exciting is that 2014 will see the release of some new developments in the area the biggest being the former University campus on Wilmslow Rd which also hosts two historic listed building and spans almost 10 acres. This will go some way to fill the void but demand as I see it; will far outstrip supply for many years to come.”
“The government backed “HELP TO BUY” Scheme has certainly added liquidity into the more-affordable end of the market. We are achieving 96% of the asking price and selling within 4 weeks with an average of 11 viewings.”

“Pretty much more of the same. I’m more than confident the market will remain strong and property prices will steadily increase in the area. We have always been fortunate to never have had a “Property Bubble” here. Demand is far too strong with a finite supply of property available. It’s an extremely sought after area. Didsbury ticks all the boxes, great schools, a fantastic social scene and an easy commute to Manchester. All the major transport links are literally on our doorstep. There are not many areas that can claim that to be true.”
