Philip James is celebrating the exchange of another £1m-plus property deal in Denton. Franca who heads up the Denton team said: “We were delighted to be chosen to market this £1.3m block of apartments. It had previously been on the market with another estate agent in Manchester for some time, so negotiating this sale through to exchange of contracts was a huge achievement for us and has proven, yet again, we don’t actually need an office in the centre of Denton to be good at what we do. The last 12 months have been very busy, we have experienced phenomenal growth and being involved in a sale of this size was the icing on the cake,”

What has the last 12 months had in store for you?

 

We have exceeded our own expectations. When we started out in Denton over 18 months ago with not one property to sell, I was determined to make this business succeed. I now feel we are well on the way.

Not only have we had a fantastic number of instructions, we are actually getting them sold and with an average sales ratio of 97.1 percent of asking price. In addition, it’s also great news that many of my clients are recommending me to other people too. I have had some brilliant feedback from clients who have used our service in Audenshaw and Denton.

What Challenges have you faced this year?

Just that we need more properties to sell! I think more and more people are coming round to the idea that having an office in Denton is not what makes you good at selling properties. I still think there are some people out there who maybe don’t realise this though. The house buying process has changed so much over the last 10 years. The once tedious and time-consuming process of looking for a property to buy can now be avoided by being able to search for a property from the comfort of your own home.

So what do you feel makes a good agent?

Where do I start? A good estate agent should provide a first-class service, keeping you updated throughout the whole process and negotiate the best deal on your behalf. I think it’s also vital that the property is showcased correctly, that your property details are photos are perfect, not just ok. At Philip James we do all of this and I don’t just sit at a desk and wait for things to happen either. I am proactive and leave no stone unturned. I offer a very personal, professional service. All of my vendors know how hard I work to achieve a sale and that I am only a phone call away if they need me at any stage in the process. In my 15 years experience in the property industry, I have learnt that being honest and trust worthy counts for a great deal.

Any predictions for 2014?

 

I am really excited about next year. During 2013 we have gone from strength to strength. I feel there is now much more confidence in the market on the whole and with the availability of more and better mortgage products for first-time buyers and buy-to-let investors. I believe the market will continue to get stronger throughout 2014.
